Land prices
Land prices in Andean Patagonia, Argentina: a sample of listings from April to August 2026
General information, not legal, immigration or tax advice. Rules, exchange rates and prices change and every case has its own details. Before you pay, sign or apply for residency, check the current rules with an Argentine notary (escribano), lawyer or accountant.
Quick answer In a sample of listings added between April 11 and August 26, 2026, and collected on October 12, lots under 1,000 m² in Bariloche had a median asking price of about USD 45,000, lots of 1,000 to 5,000 m² in Villa La Angostura about USD 140,000, and lots in Lago Puelo about USD 36,000 (under 1,000 m²) and USD 42,000 (1,000 to 5,000 m²). These are asking prices, not sale prices, from listings that may have sold or changed, and they are not a quote for today. For the other towns the sample is too small to publish ranges.
What is this sample, and what is it not?
It is a selected sample of lot listings on MercadoLibre, Zonaprop and Argenprop (Argentine listing portals), added to this site's property listings between April 11 and August 26, 2026 (the portals' original publication dates are not available) and collected on October 12, 2026. It does not include every listing on those portals. Duplicate listings, houses, cabins and listings with contradictory data were discarded. The prices are the ones shown in each listing, labeled in US dollars (the currency was not rechecked).
- These are asking prices. What is finally paid can be different, and this page does not measure discounts.
- This is not a price for today. The listings are from between April and August, and it was not checked which ones are still available.
- It does not represent the whole market. It is a sample of what was offered on those portals, and many deals are made outside them.
- It mixes zones and features. A lakefront lot and one in a remote neighborhood are not comparable, and listings rarely say whether the land is urban or rural, or whether it has utilities.
How much were sellers asking for a lot in Bariloche, Villa La Angostura and Lago Puelo?
Only these groups have at least eight listings with both a price and an area, which is the minimum to show a range. The values are the median and the central range (25th to 75th percentile, the middle half of the listings), in USD.
| Town and lot size | Listings | Asking price in USD: median (central range) | Median area | USD per m²: median (central range) |
|---|---|---|---|---|
| Bariloche, under 1,000 m² | 12 | 45,250 (19,500 to 78,150) | 425 m² | 96 (86 to 126) |
| Villa La Angostura, 1,000 to under 5,000 m² | 9 | 140,000 (95,000 to 150,000) | 2,032 m² | 73 (68 to 75) |
| Lago Puelo, under 1,000 m² | 8 | 36,000 (32,000 to 43,000) | 800 m² | 44 (42 to 58) |
| Lago Puelo, 1,000 to under 5,000 m² | 19 | 42,000 (39,000 to 50,000) | 2,000 m² | 21 (18 to 27) |
Listings in Lago Puelo often appear on the portals under the search "El Bolsón"; here they are counted in Lago Puelo according to the real location of each lot.
What about the other towns?
For El Bolsón, San Martín de los Andes, Trevelin, Esquel, Cholila and Epuyén there were between two and seven listings with a price per town, too few to publish ranges. Showing them would give a false sense of precision. This page may be updated when a larger and more recent sample is available.
How do you judge the price of a lot?
- Compare per square meter and by size. A 500 m² lot usually costs more per meter than a 2,000 m² one.
- Look at what is included. Available utilities, legal access and approval of the subdivision change the value: see utility feasibility: water, electricity and gas (in Spanish) and approved subdivision: what it means and how to verify it (in Spanish).
- Tell a lot, a plot of land and a parcel apart. What is being bought changes the price: see lote or terreno: the difference (in Spanish).
- Add the closing costs. Stamp tax, fees and registry costs add several percentage points to the price: see cost of buying land in Argentina.
- Count the use limits. Setbacks, height and native forest can cut down what you can build: see zoning and building limits on a lot (in Spanish), lots on a lake or river shore and building a house on a lot in Patagonia: permits and timelines.
- Verify the title before negotiating. A price that is low for the area is often a warning sign: see how to verify a lot (in Spanish) and Argentina land scams: red flags.
